Don't Fixate on Interest Rates

Interest rates are low -- really, really low. And artificially so, as time goes on, the government is slowly allowing some of the programs they imposed to keep rates low -- to encourage buying and a housing recovery -- to expire.

But it seems that the lower rates go, the lower we want them to be. In the early 1980s, rates ran as high as 15 percent, and people still bought and sold homes. Yet, after last year's 4 percent rates, buyers being quoted 5 percent are turning their noses up at it, considering whether they ought not just take an adjustable-rate mortgage (ARM) at 3.5 percent instead.

Four Ways Online Real Estate Valuations Fail

Q: Knowing that I would be selling my home, I have been following price ranges for comparable properties to my home on a couple of major real estate web sites. Now that I am ready to list, all the agents I've talked to say that the web sites are so out of line that their recommendations are worthless. What a shock.

A: Real estate web sites have transformed the whole experience consumers have of home buying or selling -- they have made public what used to be private and difficult to get to -- namely, listing and sales data about homes across the country. Several of these sites offer nearby recent sales, with the promise that savvy sellers like yourself can simply go online, input your address and find out what specific homes in your neighborhood have sold for lately -- some even go so far as to take the leap from what those homes have sold for to placing an estimated value on your home.

Seller Musts When Fixing Home Defects

Some experienced investors buy foreclosure properties cheaply without even having seen the property. However, most buyers shouldn't buy a property unless they have had it thoroughly inspected by qualified professionals. Inspections are a necessary part of the home buying and selling process.

Sellers should be leery of buyers who offer to purchase without an inspection contingency. A well-inspected property protects both the buyers and sellers from after-closing claims that can be time consuming and expensive to resolve.
